In Mumbai, architectural fees typically run between ₹18 to ₹60 per sq ft for design work, depending on project complexity, scope, and the firm's experience. For full-service engagements — design through site supervision — most firms work on a percentage of construction cost, usually 5–12% for residential and 8–15% for commercial or industrial. All proposals go through MCGM's Building Proposal Department under the DCPR-2034 regulations. You'll need to submit architectural drawings signed by a Council of Architecture registered professional, along with NOCs from the Fire Brigade, structural engineer certification, and compliance with FSI entitlements for your zone. Projects in Navi Mumbai fall under CIDCO and NMMC jurisdiction instead. The approval timeline varies — a clean, complete first submission makes a significant difference. Start with sector experience. A firm that designs pharma plants thinks very differently from one that does luxury residences. Check their portfolio for completed projects — not renders, actual built work — in Mumbai or the MMR. Verify CoA registration. Ask specifically who handles your project (the principal architect or a junior team). And ask how they manage MCGM approvals. It depends on the project type and which authority governs your plot. For BMC-limit projects processed through MCGM's AutoDCR system, residential approvals can take a few weeks to several months. Industrial and pharma facilities often need additional NOCs — environmental clearances, fire NOCs, factory act compliance — which add time. Submitting a complete, accurate proposal the first time is the single biggest factor in how fast approvals move. Incomplete submissions get returned and the clock resets.
Many do, including Geometrix. The key question is whether interior design is handled in-house or subcontracted — because that directly affects coordination and accountability. For commercial spaces in BKC or Worli, and for premium residential projects, having architecture and interiors run by the same team from day one produces a more coherent result.
